On the lot area. The R-1 schedule sets a one-acre minimum, and this lot is 0.7718 acre. The note beneath that schedule reads that all lots existing as conforming lots as part of an approved subdivision in the R-1 district prior to November 9, 2010 are considered conforming in size. Lot 9 was created by a subdivision plat filed in 1987, twenty-three years before that date. That provision is the governing language and it is quoted here rather than paraphrased — but it is the Zoning Officer, not a listing page, who confirms it in writing, and a buyer should obtain that determination.
